Puget Sound Rent Snapshot

A draft, low-cost market-data view for affordable-housing developers and funders. Snapshot as of May 2026. ZORI is monthly; Seattle MFTE/MHA/IZ inventory is quarterly.
How to read this: The Multifamily inventory column is a rough Census-based total of all units in 5+ unit buildings in the neighborhood's ZIP set (Census ACS 5-year). Subtract the restricted units in the rightmost column and you have a rough estimate of market-rate stock. The Market-rate sample column shows current advertised vacancies only — asking rents we collected from apartmentlist.com and individual property-management company sites (Cornell, Maple Leaf, Pacific Crest, Brink, etc.). Each row is one bedroom-type listing at one building. "144 rents observed in 28 buildings" means 144 currently-listed vacancies across 28 distinct buildings, not 144 total market-rate units. Most market-rate units are occupied and invisible to scrapers — there's no public registry of market-rate apartments.

The Affordable units column shows two raw unit counts (no proportions — ZIP areas are broader than neighborhoods, so percentages would be unreliable): (1) City Incentive units — rent-restricted units inside otherwise market-rate Seattle buildings (MFTE / IZ / MHA, lumped per program), from the City of Seattle's live feed; (2) State-tracked affordable units — dedicated affordable buildings funded by LIHTC + Washington Housing Trust Fund, from the Washington State Department of Commerce Capital Housing Database. These are different cohorts (mixed-income vs. dedicated affordable) so they're shown separately.
